The design of the Košir House is derived from the configuration of the terrain, the elongated geometry of the plot, its orientation towards the cardinal directions, and the client’s desire to create a contemporary residential building—a villa.
The house is positioned along the easternmost edge of the plot, parallel to the road and aligned with the neighbouring houses, preserving the larger western part of the site as undeveloped. At the same time, the building avoids encroaching on the existing landscaped slope along the eastern edge. The house has a vertical configuration of basement, ground floor and first floor (B + G + 1), with the raised ground floor set partly on made-up ground. The basement is accessed via a covered, landscaped driveway ramp leading to the garage.
The house is conceived as a modernist villa with an open-plan layout, in which the entire living area opens through large glazed openings towards the east, south and west. The villa is contemporary in expression, yet in a sense classically modernist, employing traditional materials and elements: masonry and concrete, brick and render, timber-framed windows with wooden shutters, and a timber pergola. In this way, the design seeks a dialogue with the modernist architectural tradition that has been a distinctive feature of Bled since the late 1920s.
